You may elect to rent a unit that exceeds the payment standards in order to live in a unit that accommodates your family's needs. If you elect to rent a unit that is higher than the payment standard, you are responsible to pay the difference, in addition to your predetermined tenant portion of the rent. Families who choose to rent a unit that exceeds the payment standard may not have a tenant share of rent that exceeds 50% of the adjusted household income.
To help you determine the maximum amount of rent your family can afford based on your voucher size, adjusted household income, utility responsibility and selected unit community, see the chart below. This is the Maximum Rent SDHC will approve for your household if you decide to exceed the payment standard. If you elect to rent at this maximum amount, your rent portion will be 50% of your adjusted household income.

How can I make my rental portion be at the minimum contribution during an initial move-in?
If you wish for your rent portion to be at its minimum contribution you can locate units that are at or lower than the payment standards for your listed voucher size or the unit bedroom size and the community to which your family moves.
If you elect to rent a unit that exceeds the established payment standards for your household, you will be responsible to pay the difference. In this case, the maximum tenant share of rent will be 50% of adjusted household income.

When will I be notified the amount of my tenant portion of rent?
You will receive an estimated tenant portion notice once your Request For Tenancy Approval (RFTA) is approved. A final tenant portion amount will be provided once the HAP Contract is executed between SDHC and your landlord

If I find a unit above my “maximum rent” amount, can I pay the difference to the landlord?
No. Any rental unit you decide to rent must be at or below the maximum rent allowed as noted on this notification. Side payments to the landlord are not allowed and are a program violation.
